The Building Superintendent supervises and performs maintenance services for climate-control systems, electrical systems, plumbing systems, mechanical equipment and custodial for building and grounds. 

Responsibilities

  • Perform routine building maintenance, such as repairing hardware, painting, replacing light bulbs, minor carpentry, plumbing and electrical/mechanical repairs
  • Periodically verifies and checks life-safety and security equipment such as smoke detectors, fire alarms, door-intrusion alarms, and related devices
  • Operates mechanical systems such as RTUs, boiler, fire pump, air handling units, water heater, and radiant flooring
  • Coordinates work with all building vendors and service providers, bringing to their attention discrepancies or needs in their respective sections as related to overall building operations
  • Direct contractors that will be engaging in painting and performing structural repairs to masonry, woodwork and furnishing of buildings and mechanics on HVAC repairs.
  • Direct contractors/staff engaged in the general cleaning and up keep of buildings including buffing, dusting, sweeping, mopping, vacuuming, and washing windows and inspect/monitor progress.
  • Participate in the bidding out of building/grounds service contracts
  • Respond to building security calls and after-hours activities as needed, must be available on-call 24 hours a day in case of emergency
  • Responsible for the condition and appearance of the grounds at the site.
  • Takes an active role in building emergency and safety procedures
  • Assist Manager with various tasks as requested

Qualifications

  • Graduation from high school and five (5) years of work experience in building maintenance  or any equivalent combination of experience and training which provides the required knowledge, skills and abilities
  • HVAC, plumbing and electrical training preferred (or Highly skilled in plumbing, electrical, and carpentry)
  • Requires a valid driver’s license
  • OSHA 30 hour and CPR / First Aid certified required
  • Knowledge of building and grounds maintenance operations
  • Ability to diagnose mechanical, plumbing and electrical problems
  • Ability to maintain a detailed recordkeeping system and prepare correspondence relating to reports and inquiries
  • (Alternative) Hands-on ability to maintain building mechanical systems and fire systems.
  • Computer Skills – Proficient in MS Office; including Outlook is a plus

Physical Demands and Work Environment:

  • Physical condition that will permit activities including, but not limited to, heavy lifting, pushing, stooping, climbing ladders and working under adverse temperatures and/or weather conditions.  While performing the duties of this job, the employee is regularly required to stand for long periods of time; talk or hear; perform fine motor, hand and finger skills in the use of a keyboard, telephone, or writing. The employee is frequently required to stand; walk; and reach with arms and/or hands. Specific vision abilities include close vision, distance vision, depth perception and the ability to adjust focus. The employee will spend their time in an office environment with a quiet to moderate noise level.
