Overview

This role is responsible for mentoring and collaborating with Project Managers to oversee and supervise the overall performance of his/her projects & responsibilities. This role serves as a valuable resource for the operations staff in areas of project team performance, client relations, contract negotiations and compliance, trade partner management, schedule and budget management, compliance with company safety and quality standard operating procedures, and work acquisition strategies.

 

Uses exceptionally strong leadership, communication and advocacy abilities to deploy team collaboration and innovation. Leads, manages, cultivates and mentors team members to promote their professional growth. As an experienced construction management professional Performs duties of a senior construction professional on multiple building construction projects as assigned.

Responsibilities

Overall Focus:

  • Manages the day-to-day operations including but not limited to Wood Framing and General Conditions Division in the Bay Area.
  • Implements, maintains and enforces the use of Standard Operating Procedures (SOPs) and assists with the development of new or revised SOPs.
  • Works with Operations leadership team to set the business direction and strategy for the Bay Area Region. Oversees execution of the region’s goals as outlined in the groups business plan; develops portions of business plan for roll up into consolidated division business plan.
  • Ensures that all Projects are properly forecasted, tracked, and executed routinely and timely.
  • Ensures corporate vision, strategies, and innovation initiatives are communicated to Project Managers and their respective teams.

Work Acquisition and Client Management:

  • Works directly with Regional Manager on work acquisition and pursuit of business opportunities.
  • Identifies and cultivates new client relationships; develop relationship with, and has the pulse of, existing clients.
  • Ensures client satisfaction through formal informal (client interaction, community events, etc.) channels.
  • Recommends operational improvements to the COO/Regional Manager.
  • Assists in strategic subcontractor, vendor management.
  • Actively participates in industry events and associations.
  • Management and Development of People:
  • Manages and develops a growing team, handling and resolving conflicts effectively in a firm but fair manner and engaging teamwork and collaboration. 
  • Works with People & Culture team to seek out and recruit key staff members.
  • Evaluates individual and team performance and provides guidance and direction.
  • Builds future leaders through mentoring and training. 
  • Supports training and curriculum development and planning
  • Works with management and People & Culture and Learning & Development teams to create sector organizational structure and staffing, including career development and retention.

Preconstruction:

  • Oversees preconstruction/ modeling efforts on all Bay Area projects.
  • Creates and sends Billable Rate Submittals as required.
  • Requests and manages work authorizations and notices to proceed.
  • Oversees Project compliance requirements. 

Project Management:

  • Completes project start-up forms for Liberty’s Accounting Department.
  • Sets-up and maintains project folders with all necessary files, including legal checklists, insurance, contracts, permits, and other files associated with monthly KPI’s.
  • Manages the Exhibit B and Contract process and the change order process.
  • Works with the client project team to develop a realistic labor budget and schedule of values.
  • Works with Operations Regional Manager and accounting team to ensure that new projects are set-up on all of Liberty’s technology platforms.
  • Communicates project requirements with the project management and accounting teams.
  • Acts as the primary point of contact for Liberty’s Accounting department and work with them to produce complete, accurate, consistent forecasts, and project billing, in line with the project billing requirements.
  • Manages the change order process and ensures timely submissions and follow up.
  • Performs a final review and sign-off on all billings, to ensure accuracy, completeness, and proper organization.
  • Resolves any elevated client-related issues in a timely manner.

Construction Operations:

  • Ensure consistent and accurate financial reporting including but not limited to budgeting, forecasting and managing to Region’s Business Plan. 
  • Ensures all construction activities are consistent with Liberty’s Standard Operating Procedures.
  • Conducts weekly meetings with Project Managers and entire team to review division’s performance in its entirety.
  • Reviews schedule updates and participate in monthly meetings with COO/Regional Manager.
  • Reviews monthly KPIs, evaluate trends and drive improvement.
  • Ensures performance corrections are implemented to achieve client satisfaction.
  • Ensures that employee labor classes, wages, benefits, and billable rates are consistent with company guidelines, accurate and that any changes are communicated to the accounting team.
  • Provides support for Liberty Project Managers in the execution of their roles and responsibilities.
  • Ensures that all safety policies and initiatives are adopted by the General Conditions team.

 

Qualifications

  • Bachelor’s Degree in engineering, construction management or equivalent work experience.
  • 10+ years of commercial business development and operations experience in the construction industry ideally within the assigned region.
  • A deep understanding of the business of the commercial sector clients within the Bay Area.
  • Wood Framing/Rough Carpentry experience a plus
  • Strong leadership, teambuilding and interpersonal skills.
  • Strong project management, cost estimating and financial skills.
  • An excellent understanding of the importance of project safety.
  • Excellent verbal and written communication skills with attention to detail.
  • Effective time management and logical decision making ability.
  • Ability to work well under pressure and in a fast-paced environment.

Working Conditions

While performing the duties of this job, the employee is regularly required to sit for long periods of time; talk or hear; perform fine motor, hand and finger skills in the use of a keyboard, telephone, or writing. The employee is frequently required to stands; walk; and reach with arms and/or hands. Specific vision abilities include close vision, distance vision, depth perception and the ability to adjust focus.
