Overview

The Senior MEP Superintendent is the project-level field Operations leader for mechanical, electrical, plumbing, and fire protection (MEP/FP) execution on Mission Critical (MC) data center projects. The role plans, coordinates, and drives MEP construction from installation through startup and turnover. It owns trade-partner performance, field sequencing and short-interval planning, constructability, installation compliance, deficiency correction, site logistics, and safety, and it establishes the Operations readiness on which the independent Quality, Commissioning, and Energy Marshal functions act.

 

Responsibilities

MEP Field Execution and Trade Coordination

  • Direct the day-to-day field activities of mechanical, electrical, plumbing, fire protection, and controls trade partners across the assigned scope
  • Lead field implementation of MEP/BIM coordination; confirm installed work matches the coordinated model and drive resolution of conflicts, RFIs, and field changes
  • Own MEP construction sequencing, workface planning, and short-interval schedules in alignment with the project master schedule
  • Ensure layout, elevations, supports, and rough-in are checked against contract documents and the coordinated model before work advances or is concealed, and resolve exceptions

 

Equipment, Materials, and Site Logistics

  • Plan and coordinate delivery, rigging, and setting of major MEP equipment (switchgear, generators, UPS, transformers, chillers, CRAH/CRAC units, pumps, and distribution)
  • Coordinate long-lead equipment receipt, inspection, protection, and storage with the MEP Project Manager and procurement
  • Manage MEP site logistics, including laydown, crane and lift plans, access, and temporary power/utilities

 

Installation Compliance and Deficiency Correction

  • Drive and monitor MEP installation compliance with contract documents, approved submittals, manufacturer requirements, applicable codes, and project workmanship standards; identify deficient conditions early, direct trade-partner correction, and prepare work for required independent Quality verification
  • Partner with project Quality on First Delivery, Benchmark, in-process, and completion inspections, and drive timely correction of deficiencies and nonconforming work
  • Manage MEP construction quality control of trade execution without assuming Quality’s independent conformance-verification function

 

Commissioning Prerequisites and Field Support

  • Drive field completion of MEP installation, testing, documentation, and the trade, vendor, access, and other prerequisites required to support commissioning progression
  • Provide and coordinate Operations, trade-partner, vendor, equipment, and field resources required for Suffolk-led commissioning activities through L3, and for project participation in client- and CxA-led L4–L5 testing and turnover
  • Drive timely field correction of Cx observations, failed-test causes, incomplete prerequisites, and deficiencies assigned to Operations or trade partners, and restore affected systems to readiness for required retesting

 

Startup, Energization, and System-State Support

  • Incorporate approved EM requirements, energization sequences, isolation constraints, MOP activities, pre-energization requirements, and operational controls into field execution planning
  • Coordinate the Operations, trade, vendor, access, manpower, equipment, and field conditions required for execution of approved MOPs; keep field execution aligned with approved sequencing and escalate required deviations before proceeding
  • Coordinate and drive the field execution necessary to support approved transitions of systems from construction through startup, testing, and turnover states
  • Coordinate Operations and trade execution required to support authorized startup and energization activities

 

Operations Readiness and Turnover

  • Establish and communicate Operations readiness for assigned MEP systems and scopes based on physical completion, trade and vendor preparedness, access, housekeeping, labeling, equipment protection, required field documentation, temporary conditions, and other applicable Operations prerequisites
  • Provide the Operations readiness determination required for applicable Quality, Cx, EM, client, and startup/system-state governance checkpoints, and promptly communicate conditions that invalidate or materially change previously reported readiness
  • Drive MEP completion, punch, and turnover execution, and provide accurate completion status supporting closeout and owner training

 

Schedule, Reporting, and Escalation

  • Develop and maintain the MEP portions of the construction schedule, short-interval plans, and startup sequencing
  • Monitor and report MEP progress, manpower, constraints, and risks; escalate schedule threats, resource shortfalls, and coordination gaps early
  • Maintain daily reports, photographic records, and field documentation for MEP scopes

 

Safety

  • Enforce Suffolk’s safety program across MEP activities and drive trade-partner compliance with the hazardous-energy-control, LOTO, and energized-work processes administered by the Energy Marshal (NFPA 70E)
  • Verify MEP trade partners field qualified personnel and complete required pre-task planning before high-hazard work, in accordance with the lock/tag/permit and access-control processes administered by the Energy Marshal
  • Champion a zero-incident culture and stop any activity presenting an immediate risk to personnel or equipment

 

Team Leadership

  • Direct and develop assigned Assistant MEP Superintendents and MEP field engineers
  • Hold MEP trade-partner supervision accountable for safe execution, quality of their own work, and documentation
  • Communicate MEP sequencing, priorities, and expectations clearly across the project team

Qualifications

Required Qualifications

  • High school diploma or equivalent required; bachelor’s degree in construction management, Mechanical or Electrical Engineering, or a related field, or an equivalent combination of MEP trade, military, and field-supervision experience
  • Minimum ten years of progressively responsible MEP construction experience, including demonstrated field-supervision responsibility on data center, Mission Critical, or comparably complex MEP projects
  • Strong working knowledge of mechanical, electrical, plumbing, and fire protection systems, their installation methods, and their interfaces
  • Experience with MEP/BIM coordination and the ability to read and interpret drawings, specifications, submittals, and sequences of operation
  • Working knowledge of applicable codes and standards (NEC, NFPA, IMC/IPC, ASHRAE) and inspection/testing requirements
  • Understanding of the commissioning lifecycle (L0–L5), startup sequencing, functional and integrated systems testing, and turnover on complex MEP systems
  • OSHA 30 certification, or ability to obtain within 90 days, and working knowledge of NFPA 70E and hazardous-energy-control requirements
  • Strong leadership, communication, organization, scheduling, and problem-solving skills
  • Ability to work extended or off-shift hours during startup and testing and to deploy to project locations for extended durations

Preferred Qualifications

    • Hyperscale data center or similarly complex Mission Critical MEP experience
    • Journeyman or Master trade license (electrical or mechanical), or PMP, EIT, or comparable credential
    • Experience with electrical distribution up to medium voltage, generators, UPS, and chilled-water systems
    • Familiarity with NETA testing, load banking, thermography, and Integrated Systems Testing
    • Proficiency with BIM/VDC coordination tools (e.g., Navisworks) and scheduling tools (e.g., P6)
    • Familiarity with digital LOTO / AutoLOTO or comparable hazardous-energy-control platforms

While performing the duties of this job, the employee is regularly required to sit for long periods of time; talk or hear; perform fine motor, hand and finger skills in the use of a keyboard, telephone, or writing. The employee is frequently required to stands; walk; and reach with arms and/or hands. Specific vision abilities include close vision, distance vision, depth perception and the ability to adjust focus.
